An Yi Ju manages and operates a full-building student apartment. The building is a 5-storey old-style tenement with shared units for 3 or 5 people. All units are fully furnished, and male and female tenants do not share accommodations. The apartment specializes in extra-large single rooms of 90–100 square feet, ideal for students and working professionals attending the University of Hong Kong, City University of Hong Kong, Hong Kong Baptist University, or The Hong Kong Polytechnic University. Lease Term Mid-August 2025 to mid-August 2026 Payment Methods Initial Deposit: First two months' rent plus prepaid utility fees (water, electricity, internet) Students: Payable in two or three installments, with two or three months' rent as deposit PhD students, scholarship recipients, or working professionals: Monthly payment option available with three months' rent as deposit Utilities (Water, Electricity, Gas, Internet) Prepaid utility fee: HK$300 per month for water, electricity, and internet, paid in advance. Actual usage charges from the Water Supplies Department, power company, and internet service provider will be equally shared among occupants and settled upon check-out, with any overpayment refunded or underpayment collected. Management Fee Rent includes management fee, government rates, and land rent. Room Cleaning Weekly cleaning service for shared areas, routine maintenance for normal wear and tear, and home insurance coverage.
