1. Students newly enrolled this year or those who graduated within the past five years may apply for accommodation; roommates will be of the same gender but not necessarily from the same cohort. 2. Added unconditional deposit refund: The deposit can be refunded unconditionally up to three months before the tenancy start date. 3. Upon move-in, an advance payment of HKD 3,500 for utilities (water, electricity, gas) is required. Settlement will occur after one year, and any excess usage must be paid additionally. 4. Annual cleaning fee is HKD 900 per person, annual internet fee is HKD 500 per person. Cleaning service provided once per month. 5. Annual payment: one-month deposit; half-yearly payment: two-month deposit (rent price remains the same); payment every four months: three-month deposit (rent increased by 10%). - The first rental payment must be made seven days before the tenancy start date. - For half-yearly payments, the second installment must be paid within the fourth month after the tenancy starts. - For payments every four months, the second installment must be paid within the second month after the tenancy starts. - For payments every four months, the third installment must be paid within the sixth month after the tenancy starts. Upon check-out, all personal belongings must be removed from the premises, including common areas, kitchen, and bathroom; otherwise, a clutter removal fee of HKD 1,000 will be charged. - A fee of HKD 50 applies each time a spare key is borrowed. If a key is lost, a replacement fee of HKD 80 applies; a replacement resident card requires a fee of HKD 150. 6. Tenants paying annually will receive a welcome gift; details available upon consultation with sales or the apartment management. 7. Tenants under the 'annual payment' plan may sublet their room once, provided they find a new tenant according to the subletting terms. Subletting fee is RMB 1,000.
