1. Students newly enrolled this year or graduated within five years may apply for accommodation; roommates will be of the same gender but not necessarily from the same cohort. 2. Added unconditional deposit refund policy. The deposit can be refunded unconditionally up to three months before the move-in date. 3. A prepayment of HKD 3,500 for water, electricity, and gas fees is required upon move-in. These costs will be settled after one year, and any excess usage must be paid additionally. 4. Cleaning fee is HKD 900 per person annually, internet fee is HKD 500 per person annually, with cleaning service provided once a month. 5. Annual payment requires one-month deposit, semi-annual payment requires two-month deposit (rent price remains the same), every-four-months payment requires three-month deposit (rent increased by 10%). - The first rent installment must be paid seven days before the move-in date. - For semi-annual payment, the second rent installment must be paid within the fourth month after move-in. - For every-four-months payment, the second rent installment must be paid within the second month after move-in. - For every-four-months payment, the third rent installment must be paid within the sixth month after move-in. Upon check-out, all personal belongings must be removed, including from common areas, kitchen, and bathroom; otherwise, a clutter removal fee of HKD 1,000 will be charged. - HKD 50 will be charged each time for borrowing a spare key. If a key is lost, HKD 80 must be paid for replacement; a resident card replacement requires a payment of HKD 150. 6. Annual payers will receive a welcome gift; details available upon consultation with sales or the apartment management. 7. Tenants under the "annual payment" plan may sublet the room once, subject to subletting terms and by finding a new tenant independently. The subletting fee is RMB 1,000. Photos and videos are reference images of unit layouts in the same residential complex, and the actual room upon move-in shall prevail.
