




81. Students newly enrolled this academic year or those who graduated within the past five years may apply for accommodation. Roommates will be of the same gender but not necessarily from the same cohort. 2. Added unconditional deposit refund policy. The deposit can be refunded unconditionally three months before the move-in date. 3. An advance payment of HKD 3,500 for utilities (electricity, water, and gas) is required upon move-in. Settlement will occur after one year, and any excess usage must be paid additionally. 4. Annual cleaning fee is HKD 900 per person, and annual internet fee is HKD 500 per person. Cleaning service is provided once per month. 5. Payment options: pay annually with one-month deposit, pay semi-annually with two-month deposit (same rental rate), or pay every four months with three-month deposit (rent increased by 10%). - The first rent installment must be paid seven days before the move-in date. - For semi-annual payment, the second rent installment must be paid within the fourth month after move-in. - For every-four-months payment, the second rent installment must be paid within the second month after move-in. - For every-four-months payment, the third rent installment must be paid within the sixth month after move-in. Upon moving out, all personal belongings must be removed from the entire unit including common areas, kitchen, and bathroom; otherwise, a clutter removal fee of HKD 1,000 will be charged. - HKD 50 will be charged for each use of the spare key. If a key is lost, HKD 80 will be charged for replacement; HKD 150 will be charged for replacement of the access card. 6. Annual payment entitles tenants to a welcome gift. Please consult sales staff or the apartment management for details. 7. Tenants under the 'annual payment' plan may sublet the room once, provided they find a new tenant according to the subletting terms. Subletting fee is RMB 1,000.
